Buying and Selling Advice
Taking the first step - deciding to sell your house - is often the hardest step. Choosing the right estate agent is crucial.
DO NOT WAIT UNTIL YOU HAVE FOUND THE HOUSE YOU WANT TO BUY, BEFORE YOU PUT YOUR HOUSE ON THE MARKET....you could be disappointed, unless - of course - you have the funds to proceed without selling, or you are a first time buyer.
MAKE SURE YOU CAN GET A MORTGAGE. Ideally, you should have a mortgage offer in place.Seek professional advice about obtaining a mortgage as soon as you start to think about moving - YOU MAY BE ABLE TO AFFORD MORE THAN YOU THINK.

Along with solicitors and financial advisors, we have built up relationships with local, reliable removal companies, surveyors, builders, plumbers, electricians, damp proofing specialists to name but a few. If you have a problem following a survey of your property, we can refer you to specialists and tradesmen to obtain reports and estimates for remedial works.
Forward thinking is the key to an easy trouble free move. You need to remember that you are selling your house and not your personal belongings.
Prior to marketing your house we would advise you to:-
- Ensure that you have all the relevant planning and building regulation consents if your property has been extended. Failure to have this information could slow down your sale. Don’t forget, you may also need the permission of the freeholder - if your property is leasehold - before carrying out any alterations.
- Ensure all valuables are out of sight when viewings are carried out.
- Ensure that pet smells are eradicated, not everyone likes dogs and cats. It is also a good idea to keep pets out of the house when showing prospective purchasers around.
- Don’t try to hide faults – they will show up on a survey report and can delay your sale.
- Ask friends or family to give an objective view of your house. Clear as much ‘clutter’ as you can. Charity shops usually benefit when you move house! If you want help preparing your house for sale, please ask, as we can help on that front too.
