NOTICE TO LANDLORDS

We offer a full property management or tenant find only service. All tenants are credit checked by a 3rd party referencing agency.  

No DSS, no smokers and no PETS.

Our fees are:-

  • Property Management : Set up fee is 10% of the income for the initial tenancy period, (subject to a minimum fee of £360). E.g. 6 months at £500 pcm fee = £360
  • Thereafter 10% monthly management fee e.g rent £500 pcm fee = £60
  • Tenant Finding Only : Set up fee is 10% of the income for the initial tenancy period, (subject to a minimum fee of £360). E.g. 6 months at £500 pcm fee = £360
  • Tenancy Renewal Fee : £60 Landlord &  £60 Tenant
  • Inventory & Schedule of Condition (tenant find only - if required):   £240
  • NOTE: All of the above charges are inclusive of VAT at the standard rate.

COSTS TO TENANTS:

* Non-refundable holding deposit (usually £100): The property will be suspended from the letting market in favour of the prospective tenant(s).  If the prospective tenant(s) fails to progress the tenancy for any reason, the holding deposit will not be refunded. The holding deposit will be credited to the rent on completion of the letting agreement.

* Bond - Usually equivalent to one months rent.

* First months rent (less any holding deposit paid).

* A fixed administration fee of £180 (inclusive of VAT) per property applies to all properties plus £36 (inclusive of VAT) per tenant/guarantor for tenant/guarantor references
